Highlight of elements of the RealtyVIP services for sellers:
- An exclusive listing contract (either MLS® or other form) is executed in order for us to represent the Seller in the selling of the Seller's property.
- ONE-END AGENCY: In a transaction of the sale of a listed property, we (acting as the Listing Salesperson) will represent the Seller only and will not represent the Buyer - referred to as one-end agency.
- The Seller is free to determine the amount of commission to be set aside for a Cooperating Brokerage in a listing contract.
- ONE-END FEE: In a transaction of the sale of a listed property, if the Buyer of the transaction does not have agency representation, the amount of commission set aside for the Buyer Agent (the "Cooperating Brokerage") will be waived, that is, only the Listing Salesperson's commission remains payable - referred to as one-end fee.
- If two or more licensees are involved in a transaction and each of them is representing ONE client only (either the Seller or the Buyer, but not both), each of these licensees is still considered to be providing one-end agency services.
