Highlight of elements of the RealtyVIP services for buyers:
- An Exclusive Buyer Agency Agreement is executed in order for us to provide services to a Buyer and to represent the Buyer in a real estate transaction.
- The Exclusive Buyer Agency Agreement will assure the services to be provided to the Buyer and the amount of fee payable by the Buyer to the agent representing the Buyer (the "Buyer Agent").
- The Buyer's Fee is normally payable at the closing of the transaction of a purchase and sale, and may be offset by the amount offered by the Seller or the Seller's Agent to the Buyer Agent (where applicable). If the amount offered by the Seller or the Seller's Agent to the Buyer Agent is more than the fee payable by the Buyer, the Buyer is entitled to keep the difference.
- If the Buyer is interested in a property which is listed by the same licensee who is also a party to the Exclusive Buyer Agency Agreement, the Buyer can decide to proceed with the purchase without agency representation, or to appoint another licensee of the Buyer's choice to represent him/her in that transaction. - If two or more RealtyVIP licensees are involved in a transaction and each of them is representing ONE client only (either the Seller or the Buyer, but not both), each of these licensees is still considered to be providing one-end agency services.
